New UMKC Residence Hall

Clayco Inc. recently began the second phase of construction on the Oak Street West Development, which includes a new Residence Hall for the University of Missouri-Kansas City (UMKC). The 82,000-square-foot residence hall is designed and will be built to achieve LEED certification with the U.S. Green Building Council green building rating system.

Housing 328 beds, the four-story residence hall features two wings of semi-suite, double- and single-occupancy rooms connected via a glass-encased corridor. Each wing includes a large multipurpose room, private study areas on each floor, two social spaces per floor (lounge and entertainment room), and a community kitchen. The building also features director apartments and three secured music rooms for performance practice. The project is expected to conclude in July.

The project will be the first owned facility within the University of Missouri system to pursue LEED certification. Working closely with the university staff, the project design and construction team pursued LEED green building standards through practical and economical measures. These include encouraging alternative transportation measures and efforts to reduce automobile pollution, high-efficiency plumbing fixtures and landscape irrigation design to reduce water consumption by more than 30 percent; energy-efficient HVAC systems and controls; lighting systems and controls; and a building envelope to provide the building with an energy-use reduction.

The building's internal environment will feature natural illumination; views to the exterior environment; use of non-toxic and environmentally friendly paints, coatings, carpets, and finish materials; and air ventilation and control systems that will allow students to enjoy fresh air throughout all interior spaces.

Clayco's project team includes Mackey Mitchell Architects, SK Design Group as civil engineer, and Alper Audi Inc. as structural engineer.
