Raleigh, N.C., to gain 269 luxury units in a mixed-use multifamily development
In Raleigh, N.C., Rosewood, a mixed-use multifamily community that recently broke ground, will span 399,000 sf across two podium buildings.
The luxury development will offer 269 leasable units ranging from 499 to 1,531 sf, in addition to 5,500 sf of retail space and a central public plaza. Rosewood’s premium units will have private terraces overlooking the central amenity space.
Located between the historic Boylan Heights neighborhood and the urban growth near Dix Park, Rosewood will serve as a connector between Downtown Raleigh and the city’s expanding greenway trail network.
Amid historic residences, emerging development, and nearby affordable housing communities, the design by Cline eschewed the industrial aesthetic often associated with Raleigh’s Warehouse District.
Instead, Rosewood draws on subtle midcentury modern influences, with warm brick detailing, arches, and layered materials that echo the nearby neighborhoods. The exterior’s wood accents contrast with its masonry and corrugated metal panels, and brick openings frame the retail storefronts.
The seven-story luxury development will provide wellness-focused amenities and outdoor recreation areas, including a sauna and cold plunge suite, private coworking areas, and a rooftop lounge and terrace. One of the buildings will feature a concealed speakeasy that, on the outside, will look like any other unit.
A central easement between the buildings will offer a visual and physical connection to outdoor amenities and the adjacent creek corridor, encouraging movement through the site and creating a strong connection with nature.
Developer Blue Heron Asset Management completed the project’s $12.85 million land acquisition earlier this year. Rosewood is expected to reach completion in 2028.
