Mass timber mixed-use building completed in Denver
T3 RiNo, a six-story mass timber, mixed-use office building, has been completed in Denver’s River North Art District (RiNo) neighborhood. The “T3” stands for the project’s focus on timber, transit, and technology.
Designed by Pickard Chilton, T3 RiNo offers about 220,000 sf of office space, all of which has been pre-leased by electric and gas provider Xcel Energy Colorado, in addition to 19,000 sf of divisible, ground-floor retail space and three levels of below-grade parking.
The building features 12-foot ceilings, floor-to-ceiling windows, outdoor terraces, hospitality-driven social areas, and a fitness and bicycle facility.
“Our design emphasizes a strong and vital connection to nature, with breathtaking views of the Denver skyline and the Rocky Mountains, as well as outdoor terraces that provide tenants with multiple private outdoor experiences,” Michael Hensley, a principal at Pickard Chilton, said in a statement.
The building’s structure of almost 5,200 cubic meters of heavy timber is estimated to sequester about 4,210 tons of carbon dioxide. The timber structure resulted in a 38% reduction in product stage embodied carbon, compared to conventional office buildings. All of the building’s timber was sourced from supplier Nordic Structures and manufactured by Chantiers Chibougamau in Québec, Canada.
T3 RiNo is located across from the 35th Street pedestrian bridge and minutes away from the RTD commuter rail system, which serves Denver International Airport and Denver’s Union Station.
The building is expected to achieve LEED, WiredScore, WELL, and ENERGY STAR certifications. T3 RiNo’s industry honors include a 2025 CoStar Impact Award for Commercial Development of the Year.
