A 31-story condo tower in Miami will sport a distinctive rock-like base
In downtown Miami, 14 ROC, a 31-story, 283-unit condo tower, will feature a distinctive rock-like form rising above the lobby.
Developed by GFO Investments and designed by RSP Architects, 14 ROC will be situated just north of Miami’s new Signature Bridge and within walking distance of the Adrienne Arsht Performing Arts Center, the Pérez Art Museum, and the future 33-acre Graham Greenway Park.
The location inspired 14 ROC’s rock-like base, which suggests a structure emerging from the ground, combining the natural and built environments.
The sculptural base serves as more than an architectural feature above a human-scaled, pedestrian-friendly entryway. Its three levels also provide 17,000 of self-storage for residents. In addition, the base contains the building’s mechanicals, freeing up more ground space and improving the pedestrian experience. The ground level’s warm materials contrast with the rock-like structure above it.
The transit-oriented development is located in a rapid transit zone in Miami’s Arts and Entertainment District.
“Miami is going through a transition,” Jorge Cuartas Martinez, RSP Associate and the project’s lead designer, said in a statement. “As it evolves from a drawing board of iconic towers, it has come back to an architecture that embraces its residents, creating walkable streets, a humanistic sense of community, and local connections. Our design for 14 ROC does exactly that.”
The residential units comprise studio, one-bedroom, and two-bedroom layouts ranging from 410 to 964 sf. In addition to 10-ft ceilings and floor-to-ceiling windows, each open-concept unit includes private balconies, smart home systems, and high-end modern finishes.
Residents will have access to over 25,000 sf of amenities. These include a rooftop pool with views of Biscayne Bay and the city skyline, coworking lounge, fitness and wellness center, chef’s kitchen, karaoke lounge, private theater, game room, meeting spaces, and a communal podcast studio.
Construction is scheduled to start in the final quarter of 2025, with completion slated for 2027.
