When the historic Casa Monica Hotel in Saint Augustine, Fla., required restoration, conflicting demands were presented. The town's Historic Review Board required that the hotel's window exteriors incorporate the "painted wood sash" of 1888, when the hotel was first built. Owner/developer Richard C. Kessler insisted that the windows be low-maintenance to minimize operating costs.

A vinyl-clad wood window system was chosen for the project, offering a visually pleasing soft-painted look and rounded edges. An interior wood sash was included, which-when painted-became an important part of the restored aesthetics of the hotel.
