J.M. Coull, of Maynard, Mass., is in phase II of the Toyota Boston-Region Training Center renovation and expansion project in Mansfield, Mass. The project consists of a 6,500-square-foot expansion, a 1,000-square-foot renovation to the existing training center, and extensive site improvements to approximately 27 acres in preparation for the new building and 200 new parking spaces.
The expansion of the center is adjacent to a 200,000-square-foot parts distribution center that must remain open throughout construction.
"The J.M. Coull team is a perfect partner on this project because they ask the questions and pay very careful attention to the issues related to the activities associated with construction within a fully operational facility and the overall developing project," said Chuck Schofield, senior project manager for Howe, Bonney & Associates. "They have demonstrated an ability and willingness to coordinate with Toyota every step of the way. This level of communication is what will make this a successful project for both of us."
Phase I site improvements included storm water management and control, the creation of retention ponds for storm water run-off, and the installation of underground utilities and a drainage system. The building addition, including steel erection, takes place in Phase II, while Phase III will complete renovations to the existing training facility. The project is on-schedule to be completed mid-April 2008.
"Coordinating such extensive site and building work while keeping the existing facility open has presented a significant challenge, but with careful coordination and an outstanding team, we have not run into any material or schedule obstacles on site," said Charlie Spicer, pre-construction project manager for J.M. Coull. "We're very satisfied with the progress we've made and the relationship we're building with Toyota."
