Ghost Factory converts shipping containers into cold-formed steel factories

By delivering mobile steel manufacturing factories directly to construction sites, Ghost Factory aims to relieve schedule, labor, and insurance pressures.

The Austin-based company converts shipping containers into a fully operational cold-formed steel factory. The mobile factory manufactures steel walls, trusses, and integrated MEP systems and can begin producing within 24 hours after arriving onsite. Once the work is done, the factory can be relocated as quickly as it arrived.

By manufacturing onsite, Ghost Factory says it eliminates supply-chain delays, compresses schedules, reduces waste and rework, improves labor efficiency, and creates repeatable outcomes. 

The factories provide predictable cost and schedule control for a wide variety of residential and commercial projects on practically any type of jobsite. The mobile factories can support residential, multifamily, hospitality, and federal projects in environments including urban, remote, and high-risk locations. 

Ghost Factory uses 100% cold-formed steel made from recycled U.S. metals, as well as an almost-zero-waste fabrication process. The material’s benefits include durability, predictable performance, and noncombustibility. Ghost Factory’s structures can withstand fire, weather, and extreme climates. And unlike wood framing, the steel products do not burn, warp, rot, degrade, or attract pests.

In markets where insurance coverage has become difficult to secure, the steel helps qualify projects for builders’ risk and permanent insurance through Ghost Factory’s partnerships with insurance carriers.

As Ghost Factory’s preferred build partner, Builders Workshop, a general contractor and construction firm, manages end-to-end projects from manufactured components to finished construction.

Ghost Factory recently completed its first fully steel-framed home in the Pacific Palisades, built for entrepreneur and Carol’s Daughter founder Lisa Price.
