Leak detection technology may become standard for multifamily properties
Newer models of leak and flood-sensing systems have become robust enough for multifamily buildings, according to a report at propmodo.com.
Since even small leaks can quickly cause damage and prompt costly repairs, tenant displacement, and mold remediation, the technology may be headed for standard-issue status in the multifamily sector. Some systems combine inexpensive sensors with AI and automated shutoffs.
Other systems use networked IoT systems to monitor water pressure, flow, humidity, or acoustics across the building or for a section of a structure. These enable operators to detect anomalies, sometimes down to a single drip.
Major fixture manufacturers, including Moen, are offering leak detection tools. Moen provides tools that attach to a building’s main water supply line and continuously track water pressure, flow rate, temperature, and usage patterns.
Installing these systems has challenges. Older buildings may require retrofitting entire plumbing risers or riser-by-riser shutoff valves. Sensor placement, networking, and integration with property-management software can be complicated in large or mixed-use buildings.
