Toronto residential tower aims to complement historic, beloved neighborhood

The Summerhill responds to one of Toronto’s most important urban questions: how to responsibly intensify an established neighborhood without eroding the qualities that make it special.

The Summerhill, a 32-story residential tower in one of Toronto’s historic and beloved neighborhoods, is intended to honor the historic context of the area while adding 62 private, light-filled residences in a contemporary form.

The Summerhill will bring together architecture, heritage restoration, public realm design, and generous private residences to create a building that feels deeply connected to its surroundings, according to a news release.

“It is the culmination of decades of investment, stewardship, and personal connection to this neighborhood. Every decision was made through the lens of creating something that feels lasting, beautiful, and deeply appropriate to Summerhill,” says Eve Lewis, CEO, Woodcliffe, the developer. “This project was designed by inches. Every material, proportion, arrival sequence, view, and touchpoint was considered in relation to how people will experience the building every day.”

Emerging during a new era of transit-oriented growth in the city, the building approaches density with restraint, sensitivity, and respect for the surrounding context.

At the base of the building, the historic retail facades along Yonge Street will be carefully preserved and restored, maintaining the scale, character, and continuity that define this stretch of the neighborhood. The podium, streetwall, cornice lines, and pedestrian scale have been thoughtfully composed to extend and reinforce the existing context. 

The sidewalks, paving, landscaping, drop-off sequence, entrances, and pedestrian experience have all been designed with the same level of attention as the building itself, creating a seamless relationship between architecture, landscape, and the public realm.

Large-format curtain wall systems, flush glazing, expansive windows, and porcelain cladding create a refined contemporary presence, while the building’s slender point-tower form minimizes its impact at street level and opens the residences to natural light, privacy, and protected views.

Interiors are intended for residents who love the scale, character, and convenience of neighborhood living, but want an alternative to the responsibility of a detached home.

With larger, more generous residences, carefully considered layouts, abundant natural light, privacy, and strong connections to the outdoors, The Summerhill reimagines vertical living through a lens of comfort, livability, and enduring quality.
