Waco Surf, an inland surfing and water sports resort in Texas, to add 88 3D-printed homes

Icon will 3D-print the curved, wave-inspired homes, which will go up on 450 acres adjacent to the resort.

Waco Surf, an inland surfing and water sports resort in Waco, Texas, is building a residential community called The Desperado on 450 acres adjacent to the resort.

The development aims to blend surfing with luxury living.

Icon, an Austin-based builder of 3D-printed homes, will 3D print 88 homes for The Desperado, including 44 detached homes and 44 duplex townhomes.

The detached homes come in three-, four-, and five-bedroom configurations ranging from about 2,000 to 3,000 sf. Each of these homes provides residents with a view or connection to the surf lagoon. The detached townhomes include two- and three-bedroom layouts ranging from about 1,600 to 1,800 sf.

Designed by Austin’s FIRMAH Architecture, the curved, wave-inspired homes reflect an organizing principle of flow. The residences feature walls with gentle curves and rounded corners, forms that echo the movement of waves, and interiors that create a connection with the land and surrounding community.

“We designed The Desperado around this idea of living in flow,” Luke Schock, Waco Surf owner and co-president, said in a statement. “The architecture, the land, the surf, the trails through the old-growth forest—it all fits together to give you a life where you can move between these completely different experiences in the same day.”

The community design adds a new surf lagoon to Waco Surf’s existing surf lagoon and standing wave. Residents also will have access to a 25-acre lake and 100 acres of preserved Texas forest.

Additional amenities include a 13-hole golf course, pickleball courts, spa, pump track, playgrounds, climbing areas, RV camping, meeting spaces, clubhouses, and restaurants. With vehicles kept in garages, residents will move through the property by golf cart, by bike, or on foot across dirt paths and sealed gravel trails.

The project owners have set a goal of achieving water neutrality by 2027, accomplished through water-capture systems in the community’s lakes and ponds.

Construction is scheduled for this summer, with the first homes ready for move-in and the new wave pool opening by summer 2027. Home prices start at $1.6 million.

On the project team: Desperado Development (developer), Waco Surf (owner), FIRMAH Architecture (design architect and architect of record), Campbell Landscape Architecture (landscape architect), Madison Goss Interiors (interior designer), Kimley-Horn (engineer), Icon (homebuilder), Kendrick Industries (general contractor).
