Modular construction reaches new heights

Once seen as height-restricting, modularly constructed high rises are soaring across the globe.

The modular construction industry—long associated with “low-rise” structures—keeps rising higher and higher. Key decision makers will gather at World of Modular, the modular construction industry’s largest and longest running tradeshow and convention, on March 9 – 12, 2020 in Orlando, Florida to discuss innovation in modular, including the growing trend of modular high rises.

Isaac-Daniel Astrachan from the architecture firm Stephen B. Jacobs Group will present a case study on the world’s tallest modular hotel. Located in New York City, the 19-story citizenM Bowery Hotel saved time and money by switching to modular construction.

The hotel consists of 210 modules, a majority of which are “doubles” (guestroom-corridor-guestroom), for a total of 300 guestrooms. The guestrooms were completed within four months in the factory, each completely fitted out with plumbing fixtures, lighting, furniture and finishes before delivery to the site. The only interior items of the guestrooms that needed to be installed on-site were the bed mattress and television. The project won Best Permanent Modular Hotel at the 2019 World of Modular.

In addition to citizenM, Michael Hough of MJH Structural Engineers will present a case study on the soon-to-be completed world’s tallest modular building. The project will consist of 550 residential apartments located 101 South George Street in South London and is a collaboration between Tide Construction, MJH Structural Engineers, and Vision Modular Systems. From start to finish, the buildings will take two years, about half the time it would take if it were built on-site. The final module was placed during the last week of October 2019 and the project will be completed in 2020.  

“It seems that every month we learn about a new project that raises the bar for the industry,” said MBI Executive Director Tom Hardiman.  “This is another great example.”
