Investment Property Advisors’ (IPA) managed Wi-Fi partner Boingo Wireless is helping to boost the real estate investment company’s bottom line.
With Boingo, IPA provides multifamily housing residents with instant-on, blazing-fast internet connectivity that keeps them connected as they move from their apartment to common areas like a fitness center and computer lab. This community-wide Wi-Fi approach makes the entire property feel like home, allowing residents to surf, stream and study with ease.
But for IPA properties like Uptown East, a stylish apartment community in Valparaiso, Indiana, IPA has taken its Boingo relationship to a whole new level by also tapping into its Wi-Fi data and marketing tools to attract new residents and increase revenue.

According to Allen, Uptown East has experienced a marked increase in both qualified leads and newly signed leases thanks to Boingo. Any guest that logs onto the community’s free guest Wi-Fi network while visiting the property or its popular coffee shop and dining location can be added to a lead generation database. IPA then engages these potential residents through a customized email campaign that promotes Uptown East as a convenient living community and offers a special move-in discount.
The targeted marketing strategy has attracted new residents that have boosted IPA revenue at Uptown East by more than $70,000.
“When you see real revenue numbers, north of $70,000 for just one property, you really start to understand the power of Wi-Fi analytics for your bottom line,” Allen added.
IPA continues to rely on Boingo to support automated, seamless marketing strategies that connect with and attract new residents to Uptown East.
Property Management from a Safe Distance
As the multifamily industry navigates the COVID-19 pandemic, Boingo is also playing a key role in helping IPA retain residents while keeping a safe social distance.
Allen relies on Boingo Ground Control—a proprietary, web-based platform that enables remote Wi-Fi management of multifamily properties—to tap into real-time insights on Wi-Fi usage. This data informs her property management team on the percentage of Uptown East residents who are on-site vs. off-site, which helps them effectively manage the property based on occupancy.
The success of IPA’s Boingo partnership at Uptown East has led to an expanded relationship. Boingo is now IPA’s Wi-Fi provider at 9 on Canal, a modern apartment and condo building near downtown Indianapolis.
